Lake Pub Crawl is THIS Weekend!

It's that time of year again for the world's largest Mardi Gras Pub Crawl at the Lake of the Ozarks! It will take place on Saturday, February 16th! This is the biggest annual party at the Lake and you won't want to miss it! Of course, when you own a condo at the Lake of the Ozarks, you never have to miss an event at the Lake! Staying Warm in Your Condo this Winter!

Most of us are in agreeance that we can't wait until the weather starts to warm up! We've had some seriously cold weather this winter at the Lake of the Ozarks. Unfortunately, winter isn't over yet and we more than likely have plenty of cold winter days left. Your favorite condo complex at the Lake of the Ozarks can't change the weather but we can offer some tips for staying warm and cozy in your luxury condo at the Lake of the Ozarks! 

Make Sure Your Windows Are Sealed 

If you notice any drafts from your windows, it may be time to reapply caulk around your windows. This can make a big difference on not only staying warm this winter but also help cut costs on your energy bill. 

Change You Your Fans to Rotate Clockwise 

Did you know that most fan models there is a switch that will turn the blades of the fan in the opposite direction? Believe it or not, it makes a huge impact on the temperature of the room. In the Summer you want the "wind chill" effect; air blowing down on you to help cool off. During the cooler months, the fan should rotate the opposite direction and at a low speed, to suck air up and push warm air down and out. This provides a thin layer of an air barrier between the walls and the center of the room.

Invest in a Few Area Rugs 

Investing in a few areas rugs is a great way to make your space feel cozy. Not only will your space be visually cozy, but area rugs will also give you something warm and plush to walk on when your floors are cold.

Draft Guards

Draft guards are designed to fit underneath doors to increase weather protection even further than a door alone. These can be bought at any home improvement store. Since drafts can cause anywhere from 5% to 30% of wasted energy, we highly recommend a draft guard for your front door.

Curtains are a Must

Curtains work to keep the cold air out of your home. Even if you have well-insolated windows, on a really cold day the glass of your window will let in a little cold air. A good cotton blend curtain is perfect for keeping the colder air from seeping in while insulating the interior heat as well.

Clever Storage Solutions for Your Condo

Have you been reluctant to buy a condo at the Lake of the Ozarks due to space restrictions? Well, our condominium complex at the Lake of the Ozarks offers plenty of living space, especially compared to other condos but many of us have accumulated a lot of stuff over the years. However, just because of you lots of "stuff" doesn't mean you can't enjoy our luxury condos, it just means that you will need to get a little more creative with your storage solutions. Today, Isla Del Sol has a few suggestions for storing all of your belongings, check it out!

Maximize Your Closet Space

Your closet is not necessarily limited to its obvious dimensions. When you get a little creative with the area, you can double its space. Adding shelving like in the photo to the right allows you to put in an extra hanging rack, using the lower space that often remains empty. Drawer dividers can be added to increase the amount of what can fit into them. There are also over the door hanging shelves that use up even more space that will otherwise be wasted.

Use Your Walls to Your Advantage 

Walls are mostly used for hanging pictures, but they are a great place for additional home storage. In the office, adding floating shelves above your desk utilizes a lot of otherwise empty space. Files that you don't often need in hand can be stored at the top.

You can hang kitchen utensils that are used often on the wall space between the counter and the cabinets. A hanging cup rack doubles as decor if you put your prettiest mugs on it. This simple solution frees up a lot of drawer and counter space. If you don't like the idea of having to hang up hardware for this, a  utensil holder on top of your counters will alleviate some space in your kitchen drawers. 

Multifunctional Furniture 

The very best way to increase your storage space without adding furniture is to buy pieces that have storage hidden inside of them. Storage ottomans are great for this. They can be used as extra seating or table space, but also allow you to keep items inside of them and out of sight. Benches are also great seats that have plenty of room for stuff underneath.

A captain's bed comes with built-in drawers underneath the frame. Some coffee tables have a top that lifts up to desk level, with storage space underneath.

6 Tips for Buying a Condo at the Lake of the Ozarks

Have you been considering investing in a second home at the Lake of the Ozarks? If you love to visit the Lake of the Ozarks multiple times a year and throughout the summer, owning a second home might be a great solution for your frequent vacations! You may be thinking about buying a home on the water but if you don't plan to live there full time, have you considered buying a condo at the Lake of the Ozarks instead? Condominiums are a great investment becasue they offer resort-style amenities and require less maintenance than owning a home. With the first of the year quickly approaching, now is a great time to start thinking about investing in a second home at the Lake of Ozarks! Not sure where to start? 1) Secure Your Financing

Get pre-approved for financing prior to looking at condos. This is critical because some lenders and loan products do not allow condo purchases. Some programs can be tricky, such as FHA (Federal Housing Administration) Loans. Normally, the FHA will require 80% of the units in the building to be owner-occupied and on their approved list. Your best bet is to stick with a local lender. However, they generally require a minimum of 20% down. Be sure your financing is secured before you fall in love with that beautiful new unit!

2) Hire a Real Estate Agent with Experience in Selling Condos

Buying a condo is much different than a residential home. The purchase contract is different than a single-family home, as contingencies are based on different factors. There are association rules and dues that need to be taken into consideration. If you are purchasing a Lake of the Ozarks condo with a slip in the community dock, there are separate dues for that. A real estate agent with experience in selling condos will make sure important documents are not overlooked

3) Know What the Association Fees Include

As mentioned before, some of the greatest benefits to living in condos at Lake of the Ozarks is having less maintenance than a residential home. You should know what's included in your condo fees. Common fees include lawn maintenance and landscaping, snow removal, water and sewer services, trash pickup and sometimes even cable!

 4) Find Out What The Complex Includes

Does the condo come with a private covered garage or boat slip or are these extra? If not included, do you need them? Those items will need to be negotiated with the seller or it can make the price of the unit substantially higher. The last thing you want is to find out your garage is just a parking space or the boat slip is too small.

5) Find Out Who the Maintenance and Management Company Are

The maintenance company is in charge of the upkeep of the property. Know who to contact if the common areas of the community need attention. Most condos have a management company to take care of day-to-day operations. They enforce rules and regulations, handle the finances, and should be able to answer your questions regarding the complex.

6) Review Special Assessments

Understand what special assessments are. It is highly likely that the condo complex will undergo a major structural repair in the future. This will require money beyond the usual assessments. Generally, the association has a reserve, but it is possible for assessments to be raised for a period of time to cover any major repairs. If there are special assessments planned, they should be fully disclosed to you as a potential buyer.
