Isla Del Sol condominiums at Lake of the Ozarks is no stranger to the celebrations that happen off-season.  With the seasons changing all of the tourists are heading back to whence they came and the lake is settling into a cozy autumn. One of the final lake-specific events of the year is the Harbor Hop. With views that sit over the main channel, the best luxury condos at the Lake of the Ozarks gives you the best sights as people dart and race all over the lake to hit every location. Let's learn more about Harbor Hop!

The Event

The 30th Anniversary Harbor Hop is one of the best ways to get out and see the color changes occurring all throughout the Lake area, while you and your friends scramble from location to location to complete your "hands". Harbor Hop helps showcase that Lake of the Ozarks is more than just a summer getaway- It's a permanent paradise for all of our residents!

Locations

This year, Harbor Hop has over 40 locations involved and participants must travel via boat or land in an attempt to draw 7 cards (A full poker hand). One card can be drawn at each of the participating locations, and when the 7th card is drawn, the hand is turned in. It's a long drawn out poker game meant to get people traveling all over the Lake!

Rules

The rules are simple. Players can sign up by visiting any of the participating "checkpoints" and pay an optional $20 donation. Players can enter more than once (meaning that one player can play multiple hands).  The 1st card is drawn where the hand is purchased; and 6 more cards are given at the 6 other checkpoints a player "hops" to. When the 7th or final card is drawn, (an optional 8th card may be drawn for $5) the hand is turned in. This must be done before 7PM on the day of the Harbor Hop! Winners are notified via mail.

Prizes

Prizes are based on donations received. The top ten poker hands receive prizes, as well as the 4 worst hands. Random drawing will also award ten more hands. Finally, there is a bonus "section" winner in which a winner will be chosen from drawing all of your cards within one section of checkpoints. Did we mention that all the prizes are cash?

If you had access to the main channel via boat, It would be easy to hit several sections of the event within the time-frame. The best waterfront condos at the Lake of the Ozarks sit in the perfect spot for this Lake holiday! The 360 degree view will be filled with boaters bounding all over trying to collect their hands, you should join them!

Deconstructing a Mortgage

The word, "mortgage", can elicit a sense of mystery and dread, especially if you've never had one.  The important thing to remember is that a mortgage is simply another word for a loan, even though it's often the largest loan you'll ever have attached to your name.

Whether it's to buy a waterfront condo at the Lake of the Ozarks, or to buy a second home, a mortgage is often needed to seal the deal. Let's break down the important parts of a mortgage that you need to understand before purchasing a new home.

What is a Mortgage?

A mortgage is a loan, typically used to purchase a house or condo, that's it. It's essentially an agreement with a lender (usually a bank) to lend you the money to purchase a property, assuming you meet their qualifications.
Qualifications
Everything from the income you earn to the debt you owe goes into determining whether you qualify for a mortgage. Savings accounts and other assets are also taken into consideration. The idea is to make sure that you can actually afford the monthly payments of the loan you are applying for.

Basic Elements of a Mortgage

A mortgage consists of several elements - collateral, principal, interest, taxes, and insurance. Each is an element of the payment plan created between you and the lender and they all have equally important parts.

Collateral

If a mortgage is a legally binding contract promising to repay money (loan) plus interest and other costs, then the home that you want to purchase becomes the collateral. The lender will hold the home in their "possession" (in name only, you'll live there) until you finish your payments. If the payments are not completed or stop before they are complete, the lender will attempt to sell the home in order to cover what you still owe in a process known as foreclosure. This is an incredibly damaging situation - especially to your credit and ability to buy a home in the future. This is why it is so important for the bank to determine your ability to make the monthly payments before your mortgage will be approved.

Principal & Interest

These two element go hand in hand. The Principal is the actual amount of the loan you borrowed from the lender. Depending on your down payment, this amount can be significantly less than the actual price of the home. Many lenders require a down payment equal to 20% of the purchase price, however there programs available that enable to you obtain a mortgage with a down payment that is significantly less. (Talk to your mortgage lender to see if you might qualify for any of these.) Interest is how the lender makes money. This is the amount they charge you for borrowing money. It's usually a shown as a percentage called the interest rate. Additionally, there are points. Points are each worth 1% of the total financed amount and goes alongside the principal.

Amortization

If you amortized (set a fixed payment plan) your mortgage, the interest will make up most of your early payments, and slowly work into the principal over the duration of the loan. This helps keep the payments even throughout the life of the loan, and keeps the interest from increasing over time.

Taxes

Taxes are ownership fees that are paid to the government. The amount here is based on a small percentage of the overall value of the home or condo. If the property increases in value annually, the taxes will increase as well. The taxes you pay go to helping the community directly such as maintaining roads, public schools, and public services.

Insurance

Insurance is the amount of money paid to protect your home from loss, and it will be required by your lender. There are several types of insurance and what you are required to carry will depend on a couple things. Some types are mandatory based on the property location, and some are based on the lender's specific requirements.

As you can see, your mortgage has several elements. It's important to understand that each plays a significant role in the purchase of a home or condo. It's paramount that you understand how the pieces fit together when considering a mortgage. Thankfully, if you're purchasing a condo at the Lake of the Ozarks, we have you covered. Our team is friendly, and we can guide you step by step through the mortgage process so it's not overwhelming or confusing.

Buying a luxury condo at Lake of the Ozarks has never been so easy!

Get To Know Your Neighbors

Getting to know your neighbors can make you feel more comfortable with your surroundings and open you up to people and experiences that you might not get a chance to have on your own.  The Lake of the Ozarks luxury condominiums at Isla Del Sol is a wonderful community full of great people, both full-time local residents and second-home weekenders. Tomorrow, May 30, is Neighbor Day, so here are a few ideas for you to easily get out and meet your neighbors.  These will work whether you live in our beautiful waterfront condominiums at the Lake of the Ozarks or any other neighborhood.

Start with a wave and a smile

Even if you are a little shy, the easiest thing to do is to simply smile and wave a friendly hello from your front door.  This is a simple way to break the ice and let others know that you are approachable. A smile can brighten anyone's day and is quite often contagious.  You are much more likely to strike up a conversation with a happy person than with someone that looks cranky.

Use local amenities

Get out and enjoy what your area has to offer.  You are bound to run into others that live close by.  Isla Del Sol Condominiums offers lots of amenities on our private island for residents to enjoy together.  Swim at the pool, take a daily walk or run around the paths, or even spend a little time fishing or just relaxing on the boat dock.  If you are a pet owner, meet others in the dog walking area.  This works for other communities too.  Visit a nearby park or shop local businesses close by.  People in your neighborhood will be there too.

Throw a party

If you are an outgoing personality that enjoys entertaining, send an invitation to your neighbors to join you for a cocktail party or even a potluck.  You can host it at your home, a local bar or restaurant, a park, or by the pool.  A public spot might make it less intimidating for someone that you haven't met yet.

Start a group or club

Do you have small children?  Start a playgroup for others with kids.  Do you love to read? Start a book club.  Strike up conversations with others when you are out and about.  You are bound to find similar interests with your neighbors, and many may be excited to meet and explore these interests further.

Welcome new neighbors

Take the first step with people that are just moving in.  Send over a "welcome to the neighborhood" note or plate of baked goods.  Offer to show them the fun spots in the area.  If you make them feel welcome, you are one step closer making some new friends.

Be a good neighbor

Being friendly goes a long way, but if you are inconsiderate of the people living around you, all the smiles in the world may never work.  Don't take up their parking spaces.  Don't stay up super late at night making loud, disturbing noises. Basically, treat your neighbors the way you want to be treated.

Try a few of these things, or come up with a few of your own.  Tomorrow simply saying "Happy Neighbor Day" is a perfect conversation starter.  If you let your neighbors know that you are open to a friendship, you have taken the first step in getting to know those living around you a little better.  At Isla Del Sol, we want all of our residents to feel welcome and comfortable in our private condominium paradise.  Every community can benefit from neighbors getting to know each other.

Future shines bright for "Island of the Sun"!

The Lake of the Ozarks Business Journal wrote a wonderful article about Isla Del Sol Condominiums in the April 2015 edition.  Many thanks to Nancy Zoellner-Hogland and the Business Journal team for capturing a glimpse of the future for the best waterfront condos at the Lake of the Ozarks!

Future shines bright for ‘Island of the Sun’

By Nancy Zoellner-Hogland - Lake of the Ozarks Business Journal - April 2015
The causeway leading to Isla Del Sol Condominiums just might end up as the hottest spot to fish at Lake of the Ozarks. In late March, crews with Apperson Utility Contracting Company installed 12, 2-foot-by-8-foot concrete culverts that had one end stuffed with woody debris, at the base of the concrete causeway to act as fish caves. They also brought in 14, 40-to-50-foot-long trees and 18 tree stumps that were strategically placed and anchored along both sides of the base.

Apperson, who also built the new 570-foot long, 24-foot wide causeway that connects the island to the mainland, completed the causeway construction last November. However, crews had to wait until the winter drawdown to complete the fish habitat, which also features three, 8-foot culverts, 72 feet long, to provide for water transfer and allow fish movement. The habitat was built to assuage fears of local citizens who were concerned the causeway could harm the ecosystem and the “unique, underwater saddle” that spanned the distance between the island and the shore.

And as wonderful as life will be for the fish that take up residence in that new underwater habitat, it doesn’t compare to the luxury available to those who will live “above water.”
Known for years as “Hawaiian Island,” Isla Del Sol currently is home to three buildings housing 30 units each. When completed, Isla Del Sol, the only island development at Lake of the Ozarks, will include 180 units.

“Because the condominiums are all built right at the water’s edge around the perimeter of the island, every single condominium has an incredible view,” said the new developer Kevin Brown. “In March, we held an open house for realtors so they could familiarize themselves with the project and the view was something mentioned over and over again.”

And that view is about to get even better. Brown and Scott Frisella, who for the past five years have managed the island for Rockwood Bank but recently took over as developers of the project, are in the process of completely revamping the landscaping. They’re planting decorative trees – Magnolias, Red Sunset Maples and Cleveland Pears – along the seawall and around the buildings and grounds and they’re also removing and replacing all existing plantings, cleaning up all of the over grown brush around the sea wall and brush hogging and trimming of all the over grown areas that do not have building structures.

Brown said all the hard work already is starting to pay off.
“Prior to completion of the causeway, we’d go weeks without a showing but lately, we’ve had several showings every weekend – and people are loving what they’re seeing,” he said, adding that things are about to get even busier. “We’ll soon be launching an extensive marketing campaign for 2015 that will include a large number of local radio commercials and television commercials on the Cardinals Baseball Network in addition to print, social media and billboards. We’ll also be supporting local events like the Lake Race and Shootout. Truthfully, we just need to get people here. Isla Del Sol and the ‘Hawaiian island’ atmosphere will sell itself. Where else in the Midwest can you own a condominium on a private island and still be just a short drive down Route W and just 15 minutes from shopping, dining, entertainment and more? No place that I know of.”

Previously, the condominium project, located at the 3.5 mile mark or at 60 Knox Road in Rocky Mount, was accessible only by ferry – and that ferry had a limited operating schedule. To provide easier access and to provide quicker access for emergency vehicles, Rockwood Bank funded approximately $1.1 million for construction of the causeway. To recoup those costs, with approval of Miller County commissioners, a Community Improvement District (CID) was formed. A CID may be either a political subdivision or a not-for-profit corporation. CID’s are organized for the purpose of financing a wide range of public-use facilities and establishing and managing policies and public services relative to the needs of the district. In this case, the CID encompasses the island, the footprint of the causeway and a small sliver of land where the causeway will meet the mainland.
Under the CID, Isla Del Sol condominium owners will pay an additional $800 to $900 per year in real estate property taxes over the next 20 years to Miller County. The county will then disburse payments to the CID board, which also will establish a special reserve fund for maintenance of the causeway as well as for a portion of Knox Road leading to the causeway.

After property owners in the Frelich’s Resort subdivision, located along Knox Road, expressed concern that they would lose their existing community boat ramp if the causeway was built, Rockwood Bank also redesigned the mainland access point. The bank tore out the old ramp, which was crumbling and falling apart, and built a new 20-foot-wide ramp with concrete aprons and a community parking area. The bank also improved a portion of Knox Road as well as the circle drive that serves the subdivision. Rockwood will not be reimbursed for those costs.

Brown and Frisella, commonly referred to as “The Condo Guys,” are currently the developers at Lands’ End, Sunset Palms and Monarch Cove. They also own ProBuild Construction Services and Property Management Professionals, (PMP), which, founded in 2009, also manages seven other condo associations consisting of more than 800 homeowners.

Osage National Golf Resort

Osage National's original 18 holes, designed in 1992 by Arnold Palmer, feature 7,150 yards of zoysia fairways and bentgrass greens. An additional nine holes (3,559 yards) have been added to create three 18-hole combinations. The course is laid out on beautifully forested, rolling terrain and surrounded by lakes, creeks and the imposing bluffs of the Osage River. This tranquil setting provides the backdrop for a challenging, enjoyable golf experience. As the course motto suggests, this truly is "The Must Play Course at the Lake." This course has been host to The Michelob Skins game featuring Arnold Palmer, Tom Waton, Lee Trevino and Payne Stewart. It also hosted the National Club Pro Championship, many PGA Section events and many charity events.

Osage National features a 20,000 sq. ft. clubhouse with 5,000 sq. ft. Tournament Room, a driving range, two large practice putting greens, and a full-service restaurant. Stay-and-Play condos are available; call the golf pro shop for details. Tee times are accepted 60 days in advance and may be made online at www.osagenational.com . It is recommended that golfers call no less than 48 hours in advance.

Rolling Hills Country Club

Some of the Lake area's best bentgrass greens are highlights of this well-maintained, challenging course. Established in 1957, Rolling Hills features a park-like setting with mature Ozarks woodlands lining bermuda fairways. Hills and strategically-placed bunkers provide a varied and fun-to-play setting for all golfers. The member-owned course is conveniently close to the Lake, yet removed enough to ensure a tranquil golf experience. On site amenities include a driving range, pro shop, snack bar, lounge, banquet facilities and more. Golf lessons are available. Tee times can be made up to 90 days in advance. Golf season is year-round, weather permitting. Rolling Hills Country Club is northeast of Versailles on Highway 5, just one mile north of the junction of Highway 5 and Highway 52.
