7 Tips for Keeping Your Condo Warm this Winter

Fall is in full swing and the temperatures are definitely reflecting that. While it may not always feel so cold that you want to bundle up and crank up the heat, those days are becoming fewer and far in between. And before we know it, we'll soon be seeing snow and freezing temperatures. Whether you live at the Lake full-time or you use your condo for weekend getaways, you want to keep your place warm without breaking the bank. Luckily, there are severals things you can do to make your luxury condo at the Lake of the Ozarks nice and cozy warm throughout the cold season. Check out these 7 ways you can keep warm in your Lake of the Ozarks waterfront condo:

1. Use Programmable Thermostat
Programmable thermostats can help your furnace from being overworked, and it will keep you feeling warm while also being efficient. By programming your thermostat to certain temperatures during different times of the day, you can keep your house cool while you're away and warmer while you're home without having to fiddle with it every time you leave.

2. Let In The Light
If it is a nice, sunny day, take advantage of it. Once the sun is up, you want to capture as much of the heat as possible. Before you leave for the day, keep your curtains open and let the natural sunlight warm up your room.

3. Close Up At Night
Although you want to keep the curtains open during the day, once the sun goes down, keep the heat inside by closing the drapes. You could go as far as keeping insulated curtains for the winter season. They'll keep the heat from escaping through the windows.

4. Switch The Fan On
Although you may think you don't want your ceiling fan on during the winter months, it could actually keep you warm! Most ceiling fans have a "winter" setting. Actually, it is just a switch that versus the spin direction. Since heat rises, you want to have your fan rotate clockwise to push the heat back down to your room. Just remember to keep it spinning at a low speed, so it doesn't cool the air too much.

 5. Cover Bare Floors
Rugs are not just beautiful decorations, they can also keep your home warm! Floors account for nearly 10 percent of heat loss if they are not insulation. If you have bare floors in your condo, consider adding some rugs. Not only will they keep your home warm, they can keep your toes toasty too!

6. Close The Door
A lot of warm air is lost through gaps underneath doors and windows. Replace the weatherstripping underneath the door if it has come loose or if it is cracking. If that is not enough, invest in a door snake. You can place it at the bottom of the door to prevent warm air from escaping. You can also use the same technique for the bottom of the window.

7. Seal Up
One of the best ways to keep your home warm during the cool season is to ensure the heat is not escaping. Take a walk around your condo and ensure all the windows are sealed up and that air is not escaping. Hold your hand up to where the window and the wall meet. If you feel a little breeze, take some caulk and seal it up so no more heat escapes.

Keep Warm At Isla Del Sol
These are just a few of the many different ways to keep your waterfront condo at the Lake of the Ozarks warm this season. Luckily, Isla Del Sol is already efficiency-optimized and move in ready! You can still use any of these tips to keep it even warmer, however, we bet you'll find your Lake of the Ozark island paradise already energy efficient when it comes to keeping you cozy and warm!

5 Tips for Staying Safe in Your Condominium

Living in a condominium complex is a little different than living in an individual home.  Many of the same precautions can apply to both, but condos have a few more that they need to be considered.  Isla Del Sol's luxury waterfront condominiums at the Lake of the Ozarks are a magnificent place to live.  We want to make sure that all of our owners keep themselves and their homes safe.

1. Get to know your neighbors.

Condo-living keeps you in much closer contact with your neighbors than living in a house does.  Do your best to meet everyone living around you.  Knowing who your neighbors are will help you to notice when strangers wander near your home.  Also, having a friendly relationship with your neighbors lets you keep an eye out for each other if something (or someone) ever looks strange or out of place.

2. Keep your front door locked at all times.

Always keep your door locked, whether you are at home or out.  With so many people walking around your front door, you are much safer when your door is locked.  This way no one can accidentally walk in on you, and if someone is trying to get in that shouldn't, this simple precaution will stop them.  Also, if you have copies of your keys made, keep track of where those copies are or who has them.

3. Know the location of all stairs and fire escapes.

In the event of an emergency, you don't always have a lot of time.  It will save you a lot of worry and confusion to do your homework before something happens.  Know where every possible exit from your condo is in case you need to leave in a hurry and one path is blocked.

4. Report any burned out exterior lights.

One of the best ways to keep an area safe is to keep it well lit.  If you notice a light that is burned out, report it immediately.  You may be the first person to come across it, and the quicker it is reported, the quicker it can be fixed.

5. Keep tempting items hidden.

This is especially important if you live on the first floor.  Many people may be walking by your home, and sometimes it may not just be your neighbors.  They will have visitors that you do not know.  If you have anything in view through your window that looks expensive or might be tempting for an untrustworthy person, you may be at risk for a break-in.  Keep your curtains shut when you are not at home.

Even though our wonderful waterfront condominiums on the Lake of the Ozarks are on an island, it is still easy for visitors to get here.  You are sure to see people that you do not know from time to time with so many people living so closely together.  Getting to know your neighbors will help to alleviate some of the "stranger-danger,"  and taking these other precautions will help to keep you and the condo that you live in safe.

How the Ozarks got a Lake

Isla Del Sol Waterfront Condominiums at the Lake of the Ozarks  is the only island condominium project in this area. To be considered an island, a piece of land must be completely surrounded by water and not large enough to be called a continent.  You probably knew that much already, but have you ever wondered how the Lake of the Ozarks got there in the first place, allowing us to build our private island escape in the middle of Missouri?

The lake was created by the construction of Bagnell Dam, which caused the Osage River to flood into surrounding valleys.  The Union Electric Company out of St. Louis, Missouri started construction in August, 1929.  Nearly two years later, in April, 1931, it was completed.  The lake reached it's spillway elevation a month later on May 20, 1931.

A few interesting facts about the building of the dam are:

  • Building Bagnell Dam was a $30 million dollar project.
  • It created 10,000 jobs, which employed 25,000 workers over the course of the project
  • Workman moved over 900 miles of fence, 32 cemetaries (2,850 graves), and the entire 500-person town of Linn Creek!!
  • During Construction the lake was called both "Osage Reservoir" and "Lake Osage."  It was officially named "Lake Benton" after former Senator Thomas Hart Benton, but it was so popularly referred to by it's location in the Ozarks that the name "Lake of the Ozarks" just stuck.

The Lake of the Ozarks is now the second largest man-made lake in Missouri. At the time of construction, it was the largest in the united states, and one of the largest in the world!

The Osage River, Niangua River, and numerous creeks and streams all contribute to the formation of the Lake of the Ozarks.  It holds over 600 billion gallons of water.  The Lake itself measure more than 90 miles in length, but has over 1,100 miles of shoreline in four different Missouri counties!

This is due to the serpentine shape of the lake, which has earned it the nickname of "The Magic Dragon."  It may take a little imagination to see the resemblance, but it's there.

A wonderful place to learn more about the history of both Bagnell Dam and the Lake of the Ozarks is at Willmore Lodge.  It is the home to the Lake Area Chamber of Commerce in addition to the Bagnell Dam History Museum, and hosts an absolutely gorgeous view of the lake.

You will find our luxury condominiums at the Lake of the Ozarks  near what would be the base of the head/ top of the neck of the "Magic Dragon" here on Google maps off of Knox Road.  You can see beautiful panoramic views of the Lake of the Ozarks from any location on our island.  Visit us today and see just why our private island paradise is just the place to make your Lake of the Ozarks home.

Future shines bright for "Island of the Sun"!

The Lake of the Ozarks Business Journal wrote a wonderful article about Isla Del Sol Condominiums in the April 2015 edition.  Many thanks to Nancy Zoellner-Hogland and the Business Journal team for capturing a glimpse of the future for the best waterfront condos at the Lake of the Ozarks!

Future shines bright for ‘Island of the Sun’

By Nancy Zoellner-Hogland - Lake of the Ozarks Business Journal - April 2015
The causeway leading to Isla Del Sol Condominiums just might end up as the hottest spot to fish at Lake of the Ozarks. In late March, crews with Apperson Utility Contracting Company installed 12, 2-foot-by-8-foot concrete culverts that had one end stuffed with woody debris, at the base of the concrete causeway to act as fish caves. They also brought in 14, 40-to-50-foot-long trees and 18 tree stumps that were strategically placed and anchored along both sides of the base.

Apperson, who also built the new 570-foot long, 24-foot wide causeway that connects the island to the mainland, completed the causeway construction last November. However, crews had to wait until the winter drawdown to complete the fish habitat, which also features three, 8-foot culverts, 72 feet long, to provide for water transfer and allow fish movement. The habitat was built to assuage fears of local citizens who were concerned the causeway could harm the ecosystem and the “unique, underwater saddle” that spanned the distance between the island and the shore.

And as wonderful as life will be for the fish that take up residence in that new underwater habitat, it doesn’t compare to the luxury available to those who will live “above water.”
Known for years as “Hawaiian Island,” Isla Del Sol currently is home to three buildings housing 30 units each. When completed, Isla Del Sol, the only island development at Lake of the Ozarks, will include 180 units.

“Because the condominiums are all built right at the water’s edge around the perimeter of the island, every single condominium has an incredible view,” said the new developer Kevin Brown. “In March, we held an open house for realtors so they could familiarize themselves with the project and the view was something mentioned over and over again.”

And that view is about to get even better. Brown and Scott Frisella, who for the past five years have managed the island for Rockwood Bank but recently took over as developers of the project, are in the process of completely revamping the landscaping. They’re planting decorative trees – Magnolias, Red Sunset Maples and Cleveland Pears – along the seawall and around the buildings and grounds and they’re also removing and replacing all existing plantings, cleaning up all of the over grown brush around the sea wall and brush hogging and trimming of all the over grown areas that do not have building structures.

Brown said all the hard work already is starting to pay off.
“Prior to completion of the causeway, we’d go weeks without a showing but lately, we’ve had several showings every weekend – and people are loving what they’re seeing,” he said, adding that things are about to get even busier. “We’ll soon be launching an extensive marketing campaign for 2015 that will include a large number of local radio commercials and television commercials on the Cardinals Baseball Network in addition to print, social media and billboards. We’ll also be supporting local events like the Lake Race and Shootout. Truthfully, we just need to get people here. Isla Del Sol and the ‘Hawaiian island’ atmosphere will sell itself. Where else in the Midwest can you own a condominium on a private island and still be just a short drive down Route W and just 15 minutes from shopping, dining, entertainment and more? No place that I know of.”

Previously, the condominium project, located at the 3.5 mile mark or at 60 Knox Road in Rocky Mount, was accessible only by ferry – and that ferry had a limited operating schedule. To provide easier access and to provide quicker access for emergency vehicles, Rockwood Bank funded approximately $1.1 million for construction of the causeway. To recoup those costs, with approval of Miller County commissioners, a Community Improvement District (CID) was formed. A CID may be either a political subdivision or a not-for-profit corporation. CID’s are organized for the purpose of financing a wide range of public-use facilities and establishing and managing policies and public services relative to the needs of the district. In this case, the CID encompasses the island, the footprint of the causeway and a small sliver of land where the causeway will meet the mainland.
Under the CID, Isla Del Sol condominium owners will pay an additional $800 to $900 per year in real estate property taxes over the next 20 years to Miller County. The county will then disburse payments to the CID board, which also will establish a special reserve fund for maintenance of the causeway as well as for a portion of Knox Road leading to the causeway.

After property owners in the Frelich’s Resort subdivision, located along Knox Road, expressed concern that they would lose their existing community boat ramp if the causeway was built, Rockwood Bank also redesigned the mainland access point. The bank tore out the old ramp, which was crumbling and falling apart, and built a new 20-foot-wide ramp with concrete aprons and a community parking area. The bank also improved a portion of Knox Road as well as the circle drive that serves the subdivision. Rockwood will not be reimbursed for those costs.

Brown and Frisella, commonly referred to as “The Condo Guys,” are currently the developers at Lands’ End, Sunset Palms and Monarch Cove. They also own ProBuild Construction Services and Property Management Professionals, (PMP), which, founded in 2009, also manages seven other condo associations consisting of more than 800 homeowners.
