Often when people think about home improvement projects we think of extremes like kitchen or bathroom remodels, new flooring, etc. However, improving the appearance of your condo at the Lake of the Ozarks doesn't always have to be a huge undertaking. Accessories

This is a broad category. You can toss throw pillows on your furniture, or a colorful lap blanket across the back of a couch. Brightly colored books or bold candles are great accents for a coffee table. A table lamp can have a colored base or lamp shade. If you are a knick-knack collector, you've probably got some in your favorite colors that can be displayed around your home.

Curtains

This is the easiest way to get color on a wall, besides hanging a picture. Painted Furniture

Flowers

Bright flowers and the beautiful green of most plants are great for adding color to a room. The pots that you decide to plant them in are a wonderful place for pops of color too. The Cove at the Lodge of Four Seasons

The legendary Robert Trent Jones, Sr. to designed The Lodge’s signature golf course. The Cove opened in 1973 and has challenged golfers of all skill levels ever since. With 72 bunkers, rolling hills, and water coming into play on 9 of the holes, this par-71 course is anything but tame. The four sets of tees tip out at 6,553 yards, but start at 5,172 so players of all abilities can enjoy this classic design. In typical RTJ fashion, The Cove is a target golf course putting an emphasis on getting the ball in play off of the tee. Breathtaking views of The Lake and a classic design leave golfers wanting another shot at this legendary golf course.

The Ridge at the Lodge of the Four Seasons

The course is laid out on beautifully forested, rolling terrain and surrounded by lakes, creeks and the imposing bluffs of the Osage River. Explore the Lake of the Ozarks This Spring

Spring is a great time to get outdoors and explore the Lake of the Ozarks. There are many things to see and do when the weather is nice. One of the best reasons to buy a condo at the Lake of the Ozarks is that we have so many attractions, within a short distance to Isla Del Sol Condominiums. They offer maintenance free living and is just a short drive to these intriguing adventures:

Ha Ha Tonka State Park


In 1909, Governor Herbert Hadley proposed this natural wonder to be the first state park in Missouri, but it wasn't to be until 1978. The area has a number of geological features including a 70 feet wide natural bridge that spans 60 feet and reaches more than 100 feet in the air. The Colosseum is a steep-sided sinkhole measuring 500 feet long and 300 feet wide. There are two caves, which were used as hide-outs by criminals in the 1830's. Tall bluffs tower over Ha Ha Tonka Spring, Missouri's twelfth largest, and discharges approximately 58 million gallons of water daily. Trails and boardwalks make is easy for visitors to experience the tunnels, caverns, springs, and sinkholes. 

High on the bluff overlooking the spring is The Castle Ruins. A wealthy businessman from Kansas City purchased more than 5,000 acres in 1903. Unfortunately he died in an automobile accident one year after construction had begun. His son finished building the estate his father had dreamed of, although not as elaborate as originally planned. In 1942, the entire interior was gutted by fire. Today only ruins remain.

Bridal Cave


Centuries ago, The Ozarks were inhabited by Osage Native Americans. They were thought to discover the pristine beauty that lies beneath Thunder Mountain. Local folklore tells of a legendary Native American wedding ceremony held in the early 1800's. Today this magnificent wonderland is called Bridal Cave. In the tradition of the Native American legend, the cave can be reserved as a wedding chapel. To date over 3,000 couples have exchanged vows in Bridal Cave. In 1948, the secret of "Mystery Lake" was officially uncovered and became a protected treasure for generations to come. Guided tours of the cave leave every few minutes and last approximately an hour. Tour guides will lead you through rooms of incredible mineral deposits, giant columns, delicate soda straws, and massive draperies of formations.

Swinging Bridges


The Swinging Bridges of Brumley are an experience not to be missed at the Lake of the Ozarks! They are original suspension bridges located on Swinging Bridges Road off Highway 42. The two bridges are located 1,000 feet from each other and still carry traffic. The Grand Auglaize Bridge was built in 1922 and is 500 feet long with a span of 414 feet. The Mill Creek Bridge was built in 1925 and is 135 feet long with a span of 95 feet.

Bagnell Dam


Construction begun on the dam by Union Electric Company (now AmerenUE) in 1929 and was completed in 1931. Although the lake started to fill in 1931, the water did not reach full reservoir for the first time until the spring of 1932. Total cost of the project was $30 million. At the time, Bagnell Dam was truly an engineering marvel, and dignitaries from all over the country and the world came to see it. More history and information can be found at Willmore Lodge near the dam, and you can view a real-sized turbine, which is how electricity is produced. To this day, the energy Bagnell Dam produces provides millions of hours of recreation for tourists, local residents, and second homeowners.

6 Tips for Buying a Condo at Lake of the Ozarks

Imagine eagle-watching from your own deck and swimming off your dock just feet from your home. Have dinner by boat and choose between the many waterfront restaurants the Lake of the Ozarks has to offer. There are many housing options when choosing to live at the Lake of the Ozarks, but undoubtedly one of the most popular options has become condominiums. Benefits to condo living at Lake of the Ozarks are low maintenance and resort-like amenities. By following these 6 tips for buying a condo at Lake of the Ozarks, you can ensure a stress-free experience:


1. Hire a Real Estate Agent with Experience in Selling Condos


Buying a condo is much different than a residential home. The purchase contract is different than a single-family home, as contingencies are based on different factors. There are association rules and dues that need to be taken into consideration. If you are purchasing a Lake of the Ozarks condo with a slip in the community dock, there are separate dues for that. A real estate agent with experience in selling condos will make sure important documents are not overlooked.

2. Secure Your Financing


Get pre-approved for financing prior to looking at condos. This is critical because some lenders and loan products do not allow condo purchases. Some programs can be tricky, such as FHA (Federal Housing Administration) Loans. Normally, the FHA will require 80% of the units in the building to be owner-occupied and on their approved list. Your best bet is to stick with a local lender. However, they generally require a minimum of 20% down. Be sure your financing is secured before you fall in love with that beautiful new unit!

3. Find Out What The Complex Includes


Does the condo come with a private covered garage or boat slip or are these extra? If not included, do you need them? Those items will need to be negotiated with the seller or it can make the price of the unit substantially higher. The last thing you want is to find out your garage is just a parking space or the boat slip is too small.

4. Know What the Association Fees Include


As mentioned before, some of the greatest benefits to living in condos at Lake of the Ozarks is having less maintenance than a residential home. You should know what's included in your condo fees. Common fees include lawn maintenance and landscaping, snow removal, water and sewer services, trash pickup and sometimes even cable! 

Amenities like pools, fitness centers, tennis courts, and clubhouses are also a part of the association fees. Make sure these are of interest to you, or you are paying for them to be offered to other residents. 

5. Review Special Assessments


Understand what special assessments are. It is highly likely that the condo complex will undergo a major structural repair in the future. This will require money beyond the usual assessments. Generally the association has a reserve, but it is possible for assessments to be raised for a period of time to cover any major repairs. If there are special assessments planned, they should be fully disclosed to you as a potential buyer.  

6. Find Out Who the Maintenance and Management Company Are


The maintenance company is in charge of the upkeep of the property. Know who to contact if the common areas of the community need attention. Most condos have a management company to take care of the day-to-day operations. They enforce rules and regulations, handle the finances, and should be able to answer your questions regarding the complex.

Water Events at the Lake of the Ozarks

With all of the great events going on at the Lake of the Ozarks year round, it can be confusing trying to sort out which events you'd like to experience. The most luxurious condos at the Lake of the Ozarks has put together a list of some of the biggest events that happen on the water so you can plan ahead and choose which ones sound like the most fun. Spring Harbor Hop - May 7 


One of the Lake of the Ozarks' largest events of the year, Spring Harbor Hop will kick off the boating
season again this year! Dozens of the Lake's best restaurants and Marinas will be set up as checkpoints for participants to draw a card to create the best poker hand. Anyone can play!

Lake Race - June 2-5


Located only a short drive or boat ride away, the Lake Race combines a wide selection of boating events, from the powerboat racing and street party to a poker run and 5K. Canine Cannonball -
June 16-19


This event is perfect for families looking for a relaxing, yet fun time. Dog Days Bar and Grill holds an annual dog jumping contest with free admission. The dogs are measured in categories such as Big Air, Extreme Vertical, and Speed Retrieval, and your dog can join! Contact Dog Days at 573-348-9797 for more information.


Aquapalooza - July 16

Held by the Lake of the Ozarks Marine Dealers Association, Aquapalooza is touted as the Lake's largest family boating event. It takes place at Dog Days Bar and Grill located on the 19MM. This one day event had 4 bands in the 2015 lineup, a contest to win a brand new waverunner, and a huge attendance. This is one of the best events to immerse yourself into the culture at the Lake of the Ozarks.

The Shootout - August 27-28


One of the most famous water based events at the Lake of the Ozarks, the Shootout is a huge gathering of off-shore racing boats which can reach speeds of 244 MPH. The Shootout will be celebrating its 28th year this year, making it the longest running event on this list. This race takes place at Captain Ron's, located at the 34.5MM.

Fall Harbor Hop - October 8


Falling later in the boating season, the Fall Harbor Hop will have it's 31st annual run this year. Join thousands as they work their way across the Lake of the Ozarks to compete at over 40 locations for the best poker hand and win big money. You can take your own boat or car, or hop on a rental provided by several companies at the Lake.
